Only a few months have passed since the last General Assembly and the elections of the new Council, but many things have already happened that we like to recount below.

ENEL – Electrical network

Given that the electrical cabin inside the Village feeds both the individual villas and the general infrastructure (lighting, water mains auxiliaries, gate, special installations) ENEL has been the protagonist this early autumn of three fairly heavy interventions.

The first intervention involved the replacement of transformation equipment from the medium voltage pole to the low voltage in the cabin (380-220 volts), and sharing our distribution cabin between the Consortium, Ruoni and part of Santa Teresa.

The second intervention, in October, involved an activity lasting several days with an excavation in the access area to the village to replace some underground cables and fittings.

The third intervention in November, with work even during the night in the cabin to fix disruptions caused by several heavy storms.

As a result of these prolonged interruptions in supply and road excavations, Enel gave each user a small credit in the last invoice.

Consortium’s activities

Entrance gate and access rules

The gate was installed in the year 2015 and a minimum of routine maintenance was carried out in the past financial years. In spring 2022, the wood was painted and an electronic board was replaced at no cost. Starting at the end of September 2023, the gate came to a standstill due to mechanical problems, which were resolved in the following weeks with a new FAAC gearmotor and replacement of skids; ENEL’s maintenance work and consequent disconnection of the power supply also prolonged the gate’s downtime.

The gate works in opening and closing a lot in summer, but also a lot in winter. The electric traction motor and some track wheels have been replaced and it has now resumed its ordinary function. Various opening systems are currently in operation:

    1. With a mechanical key from the outside;
    2. with Faac SLH remote control (via a card that manages a maximum of 250 units);
    3. with telephone impulse emitted by coded mobile phones registered in the BGates telephone system;
    4. from the inside with manual release by turning a special handle which, intentionally, is not protected by a key to allow everyone to manage any power failures and open by pulling the gate, with the motor offering no resistance being in neutral;
    5. from the inside when approaching a car, the magnetic loop installed under the floor is activated;
    6. and, new in 2023, and at the request of the assembly, a protected button was installed to be used only in an emergency by breaking a protective cover.

The telephone-controlled opening system is, without a doubt, considered the most effective and most widely used as it allows opening even without being near the gate. And, in fact, it is normally also used to open the gate for guests, without having to move to reach the entrance gate. With patience and the cooperation of everyone, we have built up a registry of mobile phones enabled to open the gate.
In addition, four ambulances of the Misericordia and Lungoni Civil Defence associations were enabled to enter. The same had been done some time ago to allow free access to the Carabinieri.
Apart from Ambiente Italia’s vehicles for waste collection, a number of maintenance workers and companies working for the Consortium, but also for private individuals or on construction sites of limited duration, are also allowed access. On this aspect, the Council is in any case carrying out an awareness-raising action on all users to avoid an improper uncontrolled expansion of remote control holders

In this context, it is recommended that the use of mobile phones, even for third parties, should be favoured, involving the Council if necessary, which always guarantees the utmost confidentiality, and at the same time asks all members and residents of the Village to cooperate by reporting and opposing, if necessary, the improper behaviour of businesses, guests and not infrequently the residents themselves.

Water system

By now we have realised that not a month goes by without there being a burst pipe with a loss of water and consequent increased costs for leaks. In the summer period of drought, leaks are immediately detected by seeing the wet ground. In winter, fewer inhabitants and rainfall make leakage detection more difficult. A system of meters and sector valves partly remedies the problem by detecting abnormal consumption.

After the summer, there were two ruptures on private land of the consortium’s pipes that were repaired with the use of excavators, plumbers and our maintenance man, but they remain emergency and partial solutions to a network that needs to be thoroughly reviewed. As had been announced at the Annual General Meeting in August, alongside the maintenance of partnerships with local craftsmen and agreed rates for small and urgent emergency maintenance work on the installations, applications of professionals were selected for possible future assistance in the three areas: accounting and accountant, legal, and technician. The selected professionals, all working in the Gallura area, will be activated shortly.

Meetings with Mrs Cinzia Scanu continued

At the last meeting between the Consortium President and Mrs Cinzia Scanu, it was decided to initiate specific analyses of the general and common areas by a trusted technician of the ex-Ruoni Spa who has been familiar with the technical characteristics and cadastral maps since the 1990s.
